Question: I manage four buildings in the San Jose area. The newest building is about 4 years old and the oldest building is about 10 years old. They are concrete buildings with shearwalls, steel columns and steel trusses. One of the buildings might have a wood roof. They were all constructed by the same developer. We have noticed cracks in many of the concrete walls. Should we be concerned? I have photographs that I can send to you.

Residential, 2 stories, wood frame house in San Francisco 1. How do I secure a 7.5 x 7.5 wooden post that is resting on 5 inch high concrete leveling pad? 2. How do I secure this same 7.5 x 7.5 post to the upper wooden beam (7.5 x 9.5). Can I use a metal T-strap? If so, what is the thickness of the T-strap? Do I use lag bolts? What size bolts? Can I use two T-straps and use a bolt and nut assembly? If so what size bolt? Is there a danger of using too many bolts that would weaken the beam and post? I have photos, I need instructions how to send them to you.
